This is one of my personal favorite slides. Check out your area and let me know if you would like to sit down over a cup of coffee to discuss how these numbers affect your property. From my last report, do you notice anything about the OLP/SP (Original List Price to Sales Price) ratios? You¿re right, they are a lot higher. If you are a seller, this tells me that more homes are pricing closer to the market and buyers are making offers closer to listing price due to that. If you are a buyer, this chart paints the same picture. When you see a home that shows the best in its price range and is priced to sell¿ in other words ¿It is Winning the Price War AND the Beauty Contest¿¿ do you think it is going to sell in the next couple of weeks? These numbers help my buyer clients to determine what type of offer to write when they find their home.
